Every structure is 100 % custom designed ! Ideas come from many sources however.
An exception to this would be if a client wants a specific structure copied or reproduced such as for a franchised operation like Pizza Hut, Days Inn or, Olive Garden using "typical" plans supplied by the company; or, perhaps for a residence that someone has experienced, has set plans for, and wishes to recreate exactly.
However, to date, all of our structures are unique and singular.
It is very important that you recognize that "custom" does not automatically mean "big","expensive" or, "pretentious". At MODS, INC. "custom" means a structure and site designed and specified only for you regardless of size, use, cost, location or any other factor. I custom design structures as small as 400 sq. ft. with the minimum finish specifications of the Wisconsin Uniform Dwelling Code (UDC), BOCA, CODA, VA and WHEDA. In fact, I custom design and sell structural shells for finishing by the client (only to well qualified persons however). Equally, I design structures and homes with thouands of square feet in many different styles from Prairie to Queen Anne to Modern to French provincial to Bungalow and more. MODS, INC. is also adept at producing designs done by you or others.
Commercial, Industrial, Institutional and Recreational designs are all designed for each customer and each user.
THE POINT is that every structure is uniquely and separately designed and implemented only for you; regardless of the circumstances. At no additional cost!!!!!
The sketch plan and elevations to the right illustrate custom design without extravagance in a single family home. The residence used is a simple one - story Bayport model with the interior modified a bit. The main floor is all one floor; one story with a prow front added. The second floor is the foundation or basement.
There are two main options: two separate floors connected by an interior, closed staircase; or, a smaller main floor with a two story atrium including the basement and the front half of the first floor. The floors are connected by an exposed full staircase in this mode.
Both designs have lots of glass and use the basement as a fully functional "floor". Thus, instead of merely having say 1,200 square feet, the house now has either 2,400 square feet on two floors; or, about 1,800 square feet on two floors plus a functional atrium. Creative thinking implemented with modular design and construction.
